Hard‑money / Bridge Loans:

Short‑term, asset‑backed financing for quick acquisitions or rehab work; structured for speed (fast approval and funding cadence), higher leverage for compelling deals, and clear exit-plan requirements.

DSCR (Debt Service Coverage Ratio) Loans

Cash‑flow focused financing for purchase‑to‑hold and rental portfolios; underwriting centers on property income and DSCR metrics rather than owner‑occupant credit history.

Terms, Rates, and Fees

Competitive with the investor lending market for each product type; specific interest rates, points, LTV limits, term lengths, and processing fees are determined case‑by‑case based on property, deal profile, and borrower qualifications and delivered in writing.

Process & Compliance

We manage deal intake, examiner‑grade documentation, underwriting coordination, closing logistics, and post‑closing follow‑up; we receive compensation only when a loan closes and funds, and we disclose all material terms and fees up front.
